2. Complete the Reservation Form
3. Return your signed reservation form.
4. We will confirm your chosen Lodge has
been reserved and ask you to transfer the
holding deposit to us
5. We will confirm receipt of the transfer of
your deposit (this will be held and be deducted
from your first payment).
6. We will then send a copy of the reservation form to your solicitor and to the developer’s solicitor.
7. Your solicitor will email you acknowledging recipient of your reservation and will include their formal instructions
for them to act on your behalf.
8. You return the terms of engagement signed to your solicitor and they will then confirm to
the developer’s solicitor that they have formal instructs and are acting for you regarding the transaction.
9. The developer’s solicitor will send to your
solicitor the full legal pack.
10. Your solicitor will check the legal documents on your behalf to protect your interest,
and then forward their report to you with the documents for signature.
11. You will sign the legal documents and return them to the solicitor and transfer the first payment
(less the £3,000 deposit) to their secure client’s account.
12. Your solicitor then confirms to the developer’s solicitor that he has the first payment and signed legal documents
and transfers the funds to them AND EXCHANGE OF HAS TAKEN PLACE.
This initial process will normally take a maximum of 2/3 weeks and you will be notified by your solicitor
when the other payments are due, and we will be constantly monitoring the situation on your behalf.
Your solicitor will forward the other instalment payments to the developer’s solicitor and when the last payment is received
legal completion has taken place your chosen Lodge is now yours.
Your solicitor will then prepare the formal legal documents of title and forward to the
Scottish Land Registry where your plot is legally registered in the names on the Legal Documentation, and when it has
been registered your solicitor will confirm the entry to you.
